Unlike the old traditional approach in which the Contractor is not involved in the project until after the design is completed, then bidding the entire project only to find that the project is over budget, then revising the design, and finally constructing the project - the modified construction management approach which we highly encourage involves the following steps.

  • Develop a sense of the perceived design based upon a series of conversations with the Owner, the Architect and the Engineers.
  • Develop an understanding of the Lease obligations from both a tenant and a landlord perspective, as well as an understanding of the existing building systems and facilities, which must be integrated into the design, the construction budget, and the construction schedule.
  • Translate the contemplated design into a detailed construction budget on a trade-by-trade basis.
  • Prepare a conceptual construction schedule, which identifies the long lead materials that must be pre-ordered, even before the overall design is completed in order to expedite the project completion.
  • Participate in regular design meetings to ensure that the design is developed on a basis which is consistent with the agreed upon construction budget.
  • Purchase all long lead items early in the project to ensure they are ready to be installed within the parameters of the Crane’s construction schedule.
  • Monitor and control the cost of construction as well as the construction schedule while coordinating with the Owner’s other vendors and with the Landlord. This is accomplished in part by having regular onsite weekly coordination meetings with each of the participants (i.e.: Architect, Engineers, Landlord, Construction Manager, major subcontractors, etc.) These meetings are paramount to resolving field problems before they have an adverse affect on the cost of construction and/or the construction schedule.
